New FEES for HOMEBUYERS
I just received a letter from the State Representative of the 46th Distirict, Dennis M. Reboletti. It discusses Senate Bill 3739, which was just passed in both the House of Representatives and the Senate.
This is the GOOD news.
The bill extends the expiration date of the Homeowner Protection Act to July 1, 2013. This will continue to give homeowners who fall behind on their mortgage a 90-day "grace period" before banks can begin foreclosure proceedings.

Home Sellers Don't be BOUGHT
I always educate my homeseller prospects about a deceptive practice called Buying Listings and how it will hurt them in the long run. Extended market times, multiple price reductions, and the belief that there is a problem with the property are a few of the major ones.
When agents over-price a home, they usually have a reason. Either, they give in to a seller who wants too much for the home. They lack confidence in their ability get the listing otherwise. Keep Your Home Showing Ready
When selling a home, you should keep the property ready to show at a moment's notice. It is not that hard really. When you take something out, put it back. Use some common sense. As a buyer, how would you want the property to look? It does not have to look like a model home, but it should be neat and tidy. Odors and uncleanliness are the biggest complaints made by homebuyers.
